- Open Escrow
- Send Purchase Agreement to escrow company
- Ensure deposit check is in escrow

- Send in file to Broker’s office
- Ensure verification of funds and prequel letter is in receipt
- Prepare contact list
- Send out escrow timeline letter to Seller or Buyer

- Remind Buyer of Homeowner’s Insurance
- Prepare all required disclosures
- Review escrow instructions
- Review preliminary title report
- Ensure delivery of Escrow Instructions, Preliminary Title reports and HOA documents to Seller and/or Buyer

- Send all disclosures to Selling Agent for Buyer’s signature

- Order and coordinate all inspections – Buyers – Physical, Mold, Chimney, Sewer Line, Pool, Roof, etc.
- Distribute all inspection reports to all parties and upload into the online transaction management system.
- Review Reports with Buyer and Selling agent.
- Prepare Request for Repairs with Buyer’s inspection response letter
- Prepare Seller’s inspection response letter
- Prepare broker and seller hold harmless letter
- Notify escrow to prepare amendments for credits for inspections
- Ensure Removal of all contingencies form to be signed by Buyer
- Keep track of all contingencies and notify agents
- Order retrofitting work
- Order termite work
- Ensure receipt of Water Conservation Compliance
- Ensure receipt of Termite Clearance Report
- Set up final walk through
- Check-in with Lenders for final loan approval and loan documents
- Ensure timely signing of loan documents and funding
- Prepare any other required documents for escrow
- Send in file to Broker’s office
- Entire transaction file copied onto CD for nominal fee.
